Property Valuations

Property Valuations are undertaken using acceptable valuation practices and techniques to determine the appropriate value. These methods differ based on the property type (such as residential, commercial offices, warehousing, or vacant land). Our valuers are members of the South African Council for the Property Valuers Profession (SACPVP website: https://www.sacpvp.co.za) as well as the South African Institute of Valuers (SAIV website: https://saiv.org.za). These organisations and institutions ensure that members are well educated and experienced,providing a higher standard of professionalism. Although many estate agents may be quick to offer free property valuations, these are very rarely backed up by any scientific evidence, and are as such not reliable or admissible in legal proceedings. This is a not the case with professional valuations, which are  admissible in legal proceedings.

We follow International Valuation Standards, and provide a larger degree of certainty with regards to the real value of properties, whether it be part of a large investment portfolio or a residential property in a deceased estate.

Estate Appraisals

Whenever a person dies and leaves behind property, said property is referred to as deceased estate. A property in a deceased estate needs to be transferred to whoever the deceased willed it to, provided that a will was left and can be proven to be authentic. In the case where no will was left behind or the will is deemed invalid, the estate must be administered in terms of the Intestate Succession Act, 81 of 1987. In order for this administration to take place, the property needs to be valuated and appraised.

When a property that is part of a deceased estate must be valued, an appraiser needs to be appointed to complete the valuation. We are able to conduct estate appraisals, as we have Appraisers appointed in terms of the Administration of Estates Act, who can verify and sign off on all property appraisals. 

We currently work with various attorneys in this field, assisting them in making the process a short, smooth transition. We understand that a death of a loved one is already a difficult process to deal with, and aim to assist in making the process of administrating the deceased estate as smooth and pain free as possible.
